i am looking at a warranty deed and there isn't language that shows a mineral reservation - are the minerals automatically conveyed if a reservation doesn't exist?

Will you be holding Title in "fee simple"? If yes, there won't be any restrictions. If there are mineral right restrictions, they should be outlined in your Warranty Deed.

I purchased land in New Mexico about 10 years ago, with a Warranty Deed, and things didn't go well, but I didn't purchase Title Insurance, so I wasn't protected. Be sure you purchase Title Insurance with your purchase, but before completing the transaction, confirm there aren't any mineral rights restrictions.
