I own my house and just want to add my husband onto the House.

Hello Terste,

Welcome to the forum,

To add your husband upto the deed should be a relatively simple and inexpensive process. In regards to recording fees or taxes, that varies considerably from state to state so that the attorney that you have prepare the deed can advise you. The names of deeds also vary by state and custom so you'll want to use whatever deed is conventional in your area. Since the transfer to your husband is a gift by you to him in some areas a "Gift Deed" might be used. There are a number of issues that you should consider before making your simple transfer:

Hi Terste,

Welcome to the forum,

You can use a quitclaim deed or grant deed to add your husband on the deed. Is it a mortgaged property? If it is a mortgaged property then you need to inform the lender before quitclaim. BTW if it is not a mortgage property then you can use a Grant deed for adding your husband but in case it is a mortgaged property, you cannot use a grant deed.

If you contact a local title company they will likely bve willing to help you for a small fee. It is something you can do by yourself but if you are concerned this would be an easy way to go.

I think you can use a grant deed to add your husband on the deed not the quit claim deed. you are 'add', not 'quit'.
