About 4 years ago my fiance and I of 3 years decided to marry and buy a house. Then our realitor told us I had to sign a quick claim in order to be approved by the mortgage co. Now I need to go about having my name on the house as well, can it be done?

Welcome Norma.

So you have quitclaim the property to your fiancé. Now to add you on the deed your fiancé can use a quitclaim deed. But she will have to inform the mortgage company before quitclaiming to you as this is a mortgaged property. By the way have you consulted with your fiancé and ask him to use a quitclaim deed to add you on the deed.

You must get the mortgage company approval before transferring any interest in the property. Since they wanted it that way in the first place, I doubt they would approve it.

You will not be able to add your name until the mortgage company approves it, or you refinance.

Though, you can require your fiance do a quit claim deed to you so as to own the property together. But firstly, you will have to get the approval by mortgage company if the house having been mortgaged.

I think Niicss is mixing up the genders but perhaps Norma is from California – someone will probably proposed three “e’s” now!

Seriously, if you are now in fact married, you might want to review the exemptions that might apply. Go to efanniemae and look at III, 408 .. probably 408.02 so you can guide discussions with the lender.
