Received my house from my ex via divorce by a Quit Claim Deed. She holds a mortgage on it but I pay and maintain. I was recently diagnosed with cancer and like to know...can I turn around and Quit Claim Deed to my Son?

Hello gator.

Sorry to hear your situation. If you are on the title of the property then you can quitclaim it to your son. But I would suggest you to use a ladybird deed to transfer the property to your son. You can remain the owner until your death and you son can also avoid the probate process if you uses the ladybird deed

Hope it helps. Feel free to ask the community if you have further questions.
