1. getting divroced
2. husband left state
3. mortgage is assumable and in husbands name only and we are both on the title
4. I have a quitclaim deed from husband to myself
5. I want to let someone assume the loan and walk away with anything over and above the loan
6. How can I do this since I am not on the loan?

You need both your husband and the bank holding the note to coorperate.
