Hi stepabove!

Welcome to the forums!

You can ask your mother to sign a quitclaim deed and add your name to the property. I believe that the property has mortgage. In that case, you should also inform the lender about the addition of name in the property.

Feel free to ask if you have further queries.

Most of the time adding someone to the title after closing is absolutely no problem. In rare cases, any title change can technically trigger the "due on sale" clause of the mortgage. Be sure to check that before recording the quit claim deed with the county records clerk.

Usually, for a small fee the title company or attorney who handled the loan closing can help you out with this.
