my mother and i are on the deed to my house, joint tenants with right of survivorship. what steps would we need to take to take her name off of the deed so if i decide to sell the house i wouldn't need to get her signature or fly her here, since we do live far away from each other. she also wants to be free of the loan (obviously i'd need to refinance) and the house, as she wants me to be on my own.

You can ask your mother to sign a quitclaim deed in your favor. The quitclaim deed should be notarized and recorded at the county recorder's office. Thus, it would make the transfer valid. Once the transfer is done, you would be the sole owner of the property. Then you can refinance the loan in your name which will make your mother free from the liability of the mortgage dues.
