We wanted to both be on the deed, but the title company would not put me on it because I am not on the mortgage. We want both of us to be on the deed as joint owners. what form do we use? Will I have to pay property taxes?

Your fiance can add you to the title using a quit claim deed. But your fiance needs to inform the lender about this change in ownership. If they approve, you can be added to the title. Otherwise, if the lenders are not informed, they may call the entire loan amount due when they come to know about the change. As far as the property tax is concerned, once you are added to the title, you will jointly be liable to pay it.
