My Grandfather passed in 1961 and left a small piece of lake frontage to my Dad, his brother and sister(she is now deceased.) It was left in the form of an estate. However the only record of this property being owned by my grandfather was through a quit claim deed. Also this quit claim deed was never recorded throught the probate court. Should it have been recorded or can it by pass probate as is? Al

It should be recorded. I am not sure how probabte would handle it if not recorded.

Welcome to the forums!

It is very important to record every deed. As the deed was not recorded, I don't think it will by pass the probate as is. The probate will also include this property. It will be better if you can take some legal advice.
