ckdeed does he now have any rights to the house, since he signed quickdeed with the intent of his name to be taken off loan. the divorce papers said he was not liable, loan company says he is liable and he is telling me that he also has rights still to the house. is this correct?

If he was removed from title, his owner ship has been terminated. The lender will never remove a party unless they refinance or sell the home. He is liable for the debt, until its paid in full.

Welcome sparkysscs,

I agree with Chris. You should check out your property deed in order to find whether or not the person's name is mentioned on it. If the name is removed, then he won't be considered as the owner of the property anymore. However, if you want to remove him from the mortgage, then you need to refinance the loan in your name.
