I am still noty clear about your question but I will answer on my understanding.Your parents need to sign the quit claim deed in order to get the deed on your name.

I would like to adivce you that, If your parents wish to transfer property to your they must have to sign a quitclaim deed to do that. Draft quite claim deed by your attorney & record it in country records to make it validate.Manoj is correct, Your name on deed first, It's donsen't matter.

While your parents sign the quitclaim deed, their name would be mentioned as the grantor of the property and your name would be mentioned as the grantee. Once they sign the property deed, you need to notarize and record it at the county recorder's office.
