divorce - quit claim deed or special warranty deed?

I have been divorced for a year and a half and am trying to get my loan modified. I was told to get a quit claim deed from my ex. A friend whom works at a law firm stated it would be better to have a special warranty deed. Which would be the best way to go? I can't afford an attorney or I would have to begin with.

Hi rcamiller!

Welcome to forums!

As there is a mortgage on the property, I don't think you will be able to use a special warranty deed to transfer the property in your name. You'll have to use a quitclaim deed and get the property transferred in your name.
