To get off the title to a property one needs to sign a quitclaim deed. If your wife wants to remove her name from the title she needs to sign the deed as grantor transferring her property interest to you as grantee.

you need to sign the quitclaim, one more thing you must make sure that you are refinancing the mortgage and only your ex-wife's name is there on the refinanced mortgage and then only sign the quitclaim. :wink:
