My son and his girlfriend bought a townhouse together. Both of their names are on the deed. She plans to move out October 1. How easy is it to quick claim the townhouse to my son and how long does it take? The townhouse has probably gone down in value. Thanks. Nancy

Welcome nkodelka,

It doesn't take long to make a quitclaim deed effective. All you have to do is, sign on the deed, notarize it and get it recorded. Of course the notarization and recording should be done within a short duration in order to ensure that the deed becomes valid.
