Hi, if my exwife refuses to do a quitclaim and the property was left to me in the divorce. Can I force this to happen? I am working toward a loan modification but they require this document before they will do it.

Your attorney may be able to help, the divorce should have handled the ownership. If she will not sign, you would have to get a court order to force her to sign.

Welcome Brody,

If your divorce decree clearly mentions that the property should be transferred to you, then your ex-spouse is bound to transfer the property to you. If she does not do so, then you might take legal actions against her. As Chris has suggested, you should contact your attorney in this regard.
