Where in Osceola County can i file a Quit Claim Deed?

i was told that i could file a quit claim deed to add my boyfriend to the title of my house... can you tell me more about this process... cost.. where to do it.. etc??

Welcome to the forum.

You will have to sign the quitclaim deed as a grantor and the grantee will be you and your boyfriend as you are adding him in the deed, because you are not just transferring the property to him. You will have notarized and record the deed in the county recorder's office to make the deed valid.

So.. I would be the Grantor and the boyfriend would be the grantee??

How much does this cost and where exactly do I file it and such.... cause I can't find this stuff anywhere.

Also... by me doing this.. what exactly happens? The loan stays in my name but he still owns the house without the financial liabilities? or what?

hi tammieearhart,

welcome to the forum.

if you make only your boyfriend the grantee you will transfer all your share of the property to him. so as you are adding him on the deed, both you and you boyfriend should be the grantee.

i think it is a mortgaged property. so you will have to inform the lender before you add your boyfriend on the deed. the mortgage will still be on your name. if the lender ask you to add your boyfriend on the mortgage or if you want to add him on the mortgage, you will have refinance the mortgage on both of your names.

i you should take help from an attorney also.
