is that right that you cannot file for divorce once quit claim deed are done? pls. explain

Hi Guest,

I haven't heard of anything like you need to file for quitclaim deed first before applying for a divorce. As far as I know, the court mentions it in the divorce decree as to how the properties would be divided. If you receive the property as a part of your divorce settlement, then you can ask your ex-spouse to sign a quitclaim deed and transfer the property to you. Then you can refinance the mortgage in your name.
