I got divorced one year ago and was awarded the house in the divorce decree. My ex wifes name remained on the mortgage and I was ordered to either sell the home or remove her name from the mortgage. Is there a way to force her to quitclaim the home to me since it is my property per the divorce decree even if her name remains on the mortgage?

Thank you.

And as follow up, when I sign a real estate contract to put the house on the market, does my ex also need to sign it? She gets none of the profit since the house was awarded to me in the divorce.
Thanks

Since the two of you are both on the loan, and both on title, then you would need consent of both, to refinance or sell the property. A court order will do nothing in regards to the bank. You both signed the loan docs and are equally responsible, regardless of the court order. You can remove X if she is willing from title, but you still have to sell or refi to have X off the loan also.
