Is a "Quit Claim" the only way to transfer property? My best friend who was like a brother to me passed away. We owned a house together. His family doesn't want his half of the house, can they "Gift" it to me or "Quit Claim" his half to me...What are my options?

Welcome medenh,

Quitclaim is not the only way to transfer property. In fact, when it comes to taking over the property-share of any deceased person, what you need to do is, file an affidavit of heirship if the person hasn't left behind a Will. Thus, there's no question of gift here. Moreover, I don't think the family has any rights on the house that your friend and you owned.
