I did a quit claim deed on 05/17/06 which I was the grantee and my sister the grantor. She owed hoa fees before I took over the property. Than I got a lien on me on 11/14/06 because I didn't pay hoa fees,fees that I didn't know I had to pay. Well on 02/12/07 I quit claim deed back to my sister so does that lien comes off my name? Or who is responsible in paying those fees?

The liens stay on the property no matter who owns it. Thus, the current owner owes the fees.

If you fight over the fees with your sister, then usually the annual fees are pro-rated for the time you owned it.

Hi mramirez,

Welcome to the forum.

I agree with Jheard that the current owner will owe the lien attached on the property. So as you have quitclaimed the property to your sister she should be liable to pay off the lien.

The liens is set on the property not follow the name. So, who owner the property, he/she will pay for hoa fees.
