my friend died. he was married with 3 kids. the house was only on his name while the wife signed the quit claim deed. house is not paid off. now what happens after his death, does the wife has the house?????

Hi jdshami,

The friend's heirs will be able to file an affidavit of heirship at the county recorder's office and get the property transferred in their names. Apart from the wife, your friend's children will also be able to claim the house as heirs.
