Quit Claim deed and property ownership

My fiancees brother became the owner of their mother's house after she passed away. He has now quit claimed the property to my fiancee. Does this mean he is now the owner or do we need to do something else to be the actual owners of the property? We did have it recorded at the local recorders office.

If you are the only party on the title to the property, then the quit claim deed is correct. You would be the only person holding title. Unless there were more parties already on title, and just your fiancee was added via quitclaim. Contact your county recorder to see what persons are on title.

Hi happy2beamom,

Your fiancée should record the deed at the county recorder's office and get the property formally transferred in his name. Unless the deed is recorded, it won't be considered as valid. As you have already recorded it, you won't have to do anything else.
