my husband wants to refinance our home mortgage. my credit is not great so he wants to only use his name on the loan refinance - he told me the bank wants me to sign a quitclaim deed for him to be able to only have his name on the mrtgage and both our names on the deed - this sounds fishy to me.

Welcome to forums!

I don't think there is anything fishy in this. As you don't have the required credit, the mortgage lender won't allow you to remain on the mortgage. If your name remains on the property deed, you will still be considered as the owner of the property.
