Hi,

My husband and I divorced and I was awarded the house. I refinanced with only my name but never did a Quit Claim to remove him. We since remarried and i am now in forclosure. Will my husband be responsible for the payments? Can I do a Quit claim to protect him?

Hi,

Once you refinanced loan to you that means your are responsible for loan payments, not your husband. You can quit claim him from deed to protect his credit history, so you he can apply for new loan earlier.

Welcome to forums!

Your husband will not be responsible for the payments as his name is not mentioned in the mortgage documents. You would be responsible for the sole payment and your credit report would be affected due to this foreclosure.

Yes, Negative items will be mentioned on your credit report in this foreclosure. It will harm you credit score badly.
