The quit claim needs to be recorded. Why did your mom deed her home to someone else without going through the motions of actually selling it?

she was not sure what to do and this guy promised her out of debt and lied. but she thought it would be the easy road out cause she moved out of our city. but this all happened within the past 5 days. can she do anything to stop it now. she said all that happened when she signed was the papers got noterized.

After the quit claim is notarized it's taken down to the recorder's office for recording - then the transfer of home ownership is official. If it hasn't been recorded yet perhaps you can go down to the recorder's office and inform them of this individual and what happened so if a quit claim is presented for recording they won't record it. Then I'd advise your mom to seek some legal counsel.

Moral of the story is if it's too good to be true, it probably is.

Hi donnaboyde!

I completely agree with Shane. In case, the deed is recorded, your mother can go in for a reverse quitclaim. She can file a case in the court and can challenge that person for making her sign a deed under a false pretext.

Thanks.
