My mom had a quit claim deed listing me her daughter and herself as joint tenants with right to survivorship. She has passed away, do I need to do anything at this point or can I wait untill I choose to sell. Also can the city raise taxes if I file the paperwork with the county being that her name would be removed.

Hi

Since you are listed as joint tenants with the right of survivorship, your mom's share of the property is transferred to you and her daughter straightaway upon her death. If you want to get a new title in you and her daughter's names, you will have to file the death certificate with the county recorder's office. A change in the title at this point in time, can cause a change in the tax basis of the home. You can consult a tax advisor to know about the various tax implications.
