Quick claim deed

My father signed a notorized quick claim deed to be filed upon his death that shows him and I as joint tenants with right of survivorship.

We were advised not to file until his death. Will it even be valid if I don't file until after his death? I am concerned.
Should it be filed now.

Hi padia,

There does not seem to be any point in delaying the filing of the notarized quitclaim deed. It is possible that the deed will not be considered valid when you want to file it after a certain period of time. Moreover, since you are listed on the title as joint tenant with the right of survivorship, you will get the ownership after your father is deceased. The property will not have to go through probate. Thus, I think you should file the deed without any delay.
