quit claim and liens

me and my significant other have been together some 20 or so years. both our names are on the mortgage. a lien has been placed on the property due to medical bills and his lack of insurance.

can his name be removed in some manner to prevent this from occuring again as he still does not medical ins.?

Hi michshou,

If you have already paid off the existing lien on the property, then you can ask him to sign a warranty deed and transfer the property to you. However, if the lien has been already placed on the property due to his debt and if it has not been paid off, then he won't be able to remove his name from the property deed.

Hello michshou!

You cannot transfer your property until the lien is paid.And if you fail to pay your property taxes the town can record a property tax lien that must be paid or the town will take possession of your property and sell it.
