Hi! My mom and dad are divorced she got the house in the divorce but somehow is name is still on the title. Can a quick claim deed correct this? If so who is responsable for any leins against the house because of him? And will they fall off when his name is removed?

Hi Dessie,

Yes a quit claim deed would remove your Father's name from the deed. And yes, after his name is removed, your Mom would be responsible for any liens on the title. So she will want to make sure to resolve any of those issues before she removes him from the title.
