quit claim with life estate

If I quit claim my home with life estate to one of my sons now and I get sued personnally in the future can they put a lien on the property?

If you have already lien on property & you wish get out of it, while you quite claiming your property to your son. You can refinance this loan to your sons name with property then they will be responsible for the this properties lien.After that you are not related with property or lien.

You can't Quit Claim the Title. The "life tenant" gave you the Life Estate, and it terminates upon your death. It can't be left to heirs or inherited.
