My boyfriend and I bought a house together (something I don't recommend). He ditched me and the house this past August. He has not paid me since for his share of the mortgage which he knows I can't pay alone on my income.

I want to do a loan modification and want to know if I can track him down, would him signing a Quit Claim Deed to me for his interest allow me to sell or work with the mtg company without me obtaining his signature?

I have run out of people to borrow money from to continue paying the mtg after Dec 09, so I need a way to get him out of this deal so I can sell it or do the loan modification based soley on my income.

Any ideas?

Welcome to forums!

If your boyfriend signs a quitclaim deed in your favor, then you would own the property solely. Thus, you can sell off the property in future without his signatures. However, if his name is on the mortgage, then you would require his signatures at the time of loan modification. A loan modification does not help you in removing a person's name from the mortgage docs.
