My ex left as she was having an affair, we are not married. I have assumed the majority of the debt for the last 3 years...paying mortgage, insurance, and other monthly debt...can I sue her for deed if have had the burden of paying for home...and home is now worth less than what my loan is?

Welcome Lichen,

You can ask her to transfer the property to you by signing a quitclaim deed. You may be able to sue her. However, in that case, you will have to speak to an attorney and check out what legal actions you can take against her.
