Hi Larry,

Yes, the property is mortgaged. Also, does the bank (lender)
have to be notified on a quit claim? If so, I know that they would
not refinance the loan in just my daughter's name since she only
works part time and would not qualify. So, does this mean a quit claim could not work in their case?

Hi guest,

Welcome back.

Yes for the quitclaim also you need to inform the lender. If your daughter cannot be able to approve to refinance then she can take help from any co-signer who has a good income and good credit also. May be you or your husband can help her out.

If it is not possible then see if she can assume the mortgage. Request the lender if he can approve her to assume the mortgage.
