Whoshould record the quiet claim deed ? The grantor or the grantee ??

Hi mxlauw,

Anyone can record the deed, the grantor or the grantee. But I think once the deed has been signed by the grantor, the responsibility for the property lies with the grantee. Thus, it should be the grantee's responsibility to record the deed with the county recorder's office.
