Hi,
A quit claim should be recorded to establish legal notice. It must be notarized in order to be valid. |

Well the issue is the quitclaim deed is in its nature a process in which the deed is recorded with the county meaning that if all the parties sighned the deed it is supposed to be recorded with the county as part of the process. Just because it hasnt been recorded yet does not make it invalid and as soon as its recorded it will be valid. Think of it this way - If you bought a car but it will take title 2 months to be transfered in your name the car is still yours you just have to wait for the title to come to you. _________________ Eugene Volovik

| yes, though a quitclaim deed is simple and best method for the tansferring between the famlity member,though a quitclaim deed don't need some law procedure,it's the grantor oral tansferring and don't need to be proved if the grantor has the true real propery by the grantor. But, only a quitclaim deed is recorded, the deed can be valid . |
