My wife and I have been seperated for two years, we have a 2nd mortgage together out on the house that she purchased prior to us getting married, she currently resides in the house and pays both mortgages. She wants to refinance both mortgages into one mortgage. Should we proceed with the quick claim deed first and than the refinance? _________________ Need help choosing the right loan? | It can be done in 2 ways. First, you can sign over the quitclaim deed and transfer your interest in the home to your wife. Then she can try and refinance the mortgages. Secondly, the title change through quitclaim deed can be done at the time of refinance also. |

Hi GeorgeS,
I agree with Mac here. the quitclaim deed can be executed simultaneously with the refinance at the approval of the lender. Or else, you can transfer the title to the property so that your wife can refinance it in her name.
