A couple of years ago my dad did a quit claim deed to my sister. Now she is living with him due to the bad economy. She is treating him poorly and now he wonders if there is a way he can regain the rights to his house? It is doubtful that she would agree to quit claim the deed back to him.

Hi Lydia,

It's your sister who needs to quitclaim the deed back to your father. Once she does so, then your father would be able to regain the property. If she doesn't, then your father can try to buy her out. He can offer her a sum of money and ask her to transfer the property to him.
