Hey sweetheart,

In order to remove your name and your mother's name from the property deed, you can sign a quitclaim deed to your husband. But in order to remove your mother's name from the mortgage, your husband will have to refinance it.

If his credit is bad, he should try to improve it as soon as possible and then refinance it. To know about how to improve credit, check out the following link:

We are trying to buy a mobile home and my father in law owns the land and it is tied at the bank...can we do this so that we can get the deed for out loan to go through.

Hi sweetheart,

You can get you and your mother's name off the deed and add your husband's name to it through a quit claim deed. But you need to take permission from your lender to do that. Now, your lender would not have any problem if your husband could refinance the house in his name and pay off the current debt. But the problem is his bad credit which might discourage the lender from allowing the quitclaim deed to go through. Thus it's better for your husband to improve credit score first and then have it in his name.

I purchased a home and my friend agreed to let me put it in her name because my credit was bad. I have been paying the mortgage and all other bills pertaining to this. Now the friend is asking me to give her the deed to the house. How do I get her name off the deed?

Hi Deane,

It looks like your friend's name is both on the title to the house and on the mortgage and now she wants to remove her name off them. Well, you can get a quitclaim deed signed by her through which she would transfer the title to you and then you can get it refinanced in your name.

Welcome Dorothy,

You can refinance the property after your son quitclaim's the property to you. You'll not have to wait for a refinance after he signs the quitclaim deed.

My mother refinanced her house a few years ago adding my name and spouse to the deed. She is meeting all the financial responsiblity to the home . I'm the primary holder to the deed, now my mother would like to remove her name on the house through a quitclaim deed, does this mean she would'nt be legally responsible to the mortgage banker and/or remove her name from title ? She wants to give us all interest to property and remove herself completely from title.

Hi cocomo,

If your mother signs the property deed and transfers the property to you, then you would become the sole owner of the property. However, this won't release her from the liability of paying the loan if her name is mentioned in the mortgage docs. In that case, you will have to refinance the loan and release her from the liability of paying off the loan.
