In order to remove your name and your mother's name from the property deed, you can sign a quitclaim deed to your husband. But in order to remove your mother's name from the mortgage, your husband will have to refinance it.

You can get you and your mother's name off the deed and add your husband's name to it through a quit claim deed. But you need to take permission from your lender to do that. Now, your lender would not have any problem if your husband could refinance the house in his name and pay off the current debt. But the problem is his bad credit which might discourage the lender from allowing the quitclaim deed to go through. Thus it's better for your husband to improve credit score first and then have it in his name.

I purchased a home and my friend agreed to let me put it in her name because my credit was bad. I have been paying the mortgage and all other bills pertaining to this. Now the friend is asking me to give her the deed to the house. How do I get her name off the deed?
It looks like your friend's name is both on the title to the house and on the mortgage and now she wants to remove her name off them. Well, you can get a quitclaim deed signed by her through which she would transfer the title to you and then you can get it refinanced in your name.
