Hello,

My uncle, grandmother and cousin name is on a house but my cousin wants out of both the mortage and the deed. Can i use a quit claim deed in this case?

Welcome Nikki,

Your cousin needs to sign a quitclaim deed in your uncle and grandmother's favor to remove his name from the property. If his name is on the mortgage docs, then your uncle and grandmother need to refinance it in their name.
