I'm the only one on my morage and the deed. My dad and his wife signed a quitclaim deed because they offered to match my down payment that I was putting down on my house to help out with making my house payment lower. I'm trying to make a decision to possibly selling my house and because my father and his wife keep bringing up them wanting that money back. They are on a quitclaim deed. I want to give there money back but i will have to sale to do so. What advice would you have to be in my best interest to get them off the guit claim deed. "I will give the money back if I sold my house. " I really don't know of a better way of getting them out of my buisness. They won't sign an act knowlegement for either me to refinance or do a home
equity.

Hi kharrisdm!

Welcome to forums!

You will have to ask your parents to sign a quitclaim deed and transfer the property in your name. Once they do so, you would be the sole owner of the property. Then you can refinance the mortgage in your name or sell it off alone without taking the permission or signatures of your parents. You can get a clause added in your quitclaim deed that you would give back the money to them if you sell off the property.
