You cannot remove your adult child on your own if you have added them on the title by using a quitclaim deed or grant deed. He/she needs to quitclaim the share of the property back to you.

yes, shrtay4, if you did a quitclaim deed for your adult child, you can not remove him or her from your house, but you can use a life estate. for the life estate, you can hold your house till your death.

In addition, if you can prove that you sign the quitclaim deed in the deception or under threat. You can remove him or her.
