My husband bought the house in 2007. We married in 2008 and he added me through Quitclaim (only to the title) in Feb 2008.
Can I purchase my own home? and if yes does having my name on the title to his house affect my chances of getting my own loan ?
When I move out, if he is late on his mortgage does it affect my credit ? I am not on his loan only the title. can I remove my name through Quitclaim? or it is necessary. I am just trying to move on my own and get my own place

Welcome to forums!

As your name is not on the loan, I don't think you would face any issues getting finance for your own home. However, if you do not want to retain your name in the property deed, you can sign a quitclaim deed and transfer your portion of the property in your husband's name.

Yes, You can able to get new loan.
It will not affect your credit score.

Thank you for responding. If I get a new home will being married will he automatically be added to that one also ?

No one can get automatically added to the property deed. However, if you are staying in a community property state, then your spouse can have rights to the property if you purchase it after marriage.

Though you are not on the mortgage, you would be considered as one of the owners of the property as your name is on the property deed.
