Thats correct

But if you have loan, you are still liable for the loan

Welcome Guest,

You can use a quitclaim deed in order to remove your name from the property deed. However, if the property is free and clear, you can then use a warranty deed in order to remove your name from the property deed.

Yes, but you should also record the deed with the county recorder.
