My question is that 5 years ago, my widowed mother put my name on her warrenty deed. It states that upon her death I would be the owner, but it would be her house until then. Now she needs to get a reverse mortgage and so I am going to sign a quitclaim deed. My question is do I also need to do anything else to get my name off the deed? Mom is 88 years old, and has to have $1000 a month to add to her social security and there is no other way we can figure out for her.

Hi Guest,

You will only have to sign a quitclaim deed and remove your name from the property deed. Then she needs to notarize and record the deed at the county recorder's office. Thus, the property would be solely transferred to her and she would be able to get a reverse mortgage on the property.
