Quit claim selling

I just had a basic question about quit claim deeds. My fiance was quit claimed the home her parents owned, they also put the title to the land and the mobile home in which they quit claimed in her name. The house and property are free and clear owned. My question is, can she sell said property without her parents having to sign for this tyo happen? The state is Fla.

Yes. A quitclaim deed renounces all rights in a property. The parents no longer have any right or claim to the property.

Hi ocalahere,

Welcome to the forum.

I think you should go for title search or check who is on the deed by inquiring in the County recorder's office in your state. Because the quitclaim deed can be use to just add you on the deed. If you and your fiance’s parents are co-owner of the property then your fiance cannot sell the property without her parent’s approval.

yes, if a quit claim happen, your fiance will owner all the property. his parents will lose them. but if they have a life estate deed, they will owner them till dead.
