my mom gave me a quitclaim deed on a house she purchased for me. i was unable to buy it in my name. it was quitclaimed to me and only me. payments are taken monthly from my bank acct. she died recently and my question is--do i have exclusive rights to the house and could i ever sell it under these circumstances or would it be thrown into probate when i try to sell?

Hi linda,

If your name is mentioned as the grantee to the property, then you are the sole owner of the property now. You do have exclusive rights to the property. As you are sole owner of the property, you will be able to sell it off.
