Family passing on with quick claim deed

My sister and I are left a house by our parents who put us both on the quick claim deed. Who has claims to this house when they are gone both or one of us and what if I don't want the house? Can either of us sell it or do we both have to agree to selling?

If your parents have quitclaimed the title to the property to you and your sister, both of you are the legal owners of the property. Both of you have equal claims to the property. If you do not want the property, you can ask your sister to buy you out. If you want to sell the house, both of you need to agree to it.

both of you are the legal owner of property. now you can decide who wants to continue with it in future & accordingly sign a quit claim deed in favour of others.

i was tricked in signing a quitclaim,my husband and i have property together,we've been having problem with our marriage due to financial reason, one day he called and told me he had a plan to get rid of our debt due to credit cards,i was told to meet him at the attorney office where i signed a initialed a single piece of paper thinking we were refiancing to pay off credit cards,i soon found out by him what i really signed and the next day i were served with divorce papers. please help

I DON'T SEE THAT HE DID ANYTHING WRONG OR TRICKED YOU IN ANY WAY. THE CREDIT CARDS BELONG TO BOTH OF YOU AND BOTH OF YOU ARE RESPONSIBLE FOR PAYMENT OF SAME. THINGS MUST BE SPLIT 50 TO 50 AFTER SALE OF HOUSE AND PAYMENT OF CREDIT CARDS. IT'S THAT SIMPLE.
