my aunt is in hospice. last year she had a lawyer draw up a quitclaim deed to transfer her condo. to me. in the event of her death what is my responsibility to make sure no one else in the family get rights to her condo. how do i keep it out of probate? and, how do i make it legally mine a.s.a.p. if it needs to be filed, how do i do this ande with whom.

Welcome to the forum.

As your aunt has quitclaimed the property to you, you are the sole owner of the property. Even you need not to got go probate here, as you are already the owner of the property. But has the deed been notarized and recorded in the county recorder's office? Otherwise the deed will not be considered as a valid deed.
