How to transfer deed

Her four children want to transfer the property into all of their names and don't want to sell. How do they do this? Can they file a quit claim deed?

The children need to file an Affidavit of heirship since their mother hasn't left behind a Will. This legal doc will help remove their mother's name from the deed and they'll be able to inherit the property once the deed is filed.
