quick deed to transfer to son

my son invested almost all the money into the home but i sold my my home and bought this one for him

You can definitely use a quitclaim deed and transfer the property to your son. You can also use a warranty deed to transfer the title to your son. Do you have any mortgage on the property? If there is one, you should inform the lender of this change in title.

You can us quite claim deed to transfer property to your son. You have to inform to your lender before signing quit claim deed. As jenkin Says there is warranty deed is one more option for transfer your property to your son.

for a warranty deed title must be clear and free of liens and you should have the right to transfer/sell it to the grantee/buyer.

definately as all suggested quit claim deed will help to transfer property to your son.
But prior to do that just check with your lender about the mortgage related things

I want to quick claim my home to son before entering a retirement home.
What might be the advantage/disadvantage to him. Can he claim any benefits as a second home vs renting it out re tax any tax advantages?
